Sanitize the wood, not the old fill
Rodent attics in Delray Beach leave droppings, nesting, and odor on the ceiling joists. The insulation that soaked that up has to leave first. Sanitizing is the treatment of the exposed deck and framing after insulation removal in Delray Beach.
Kings Point, Villages of Oriole, and older houses in 33444 and 33446 are the usual calls. A dry attic that only needs depth does not need this step.
What the visit includes
Remove
Contaminated insulation is bagged out. Nothing is treated through a blanket of fill.
Clean
Debris on the deck is vacuumed. Nesting material does not stay in the corners.
Treat
The exposed wood is treated. Anyone sensitive to the product should be out of the house. We say that before the day is booked.
Insulate
New blown-in goes in only after that, to R-38, with the penetrations sealed. That install is its own price.
What this is not
Attic sanitizing is not mold remediation for the rooms below. It is not a fix for rotten roof decking. It does not replace a roofer if the leak that wet the attic is still open. We will not put new insulation over a problem we just looked at.
The new insulation, when the attic is ready, is blown-in insulation in Delray Beach.

Sanitizing questions
Do you sanitize an attic without removing the insulation?
No. Sanitizing over dirty fill does not reach the deck. If the insulation is contaminated, it comes out first. Then we treat the wood. Then new insulation goes in.
Does attic sanitizing remove mold from the house?
No. We treat the attic surfaces after the bad insulation is gone. We do not claim to remediate mold in drywall, the living space, or the roof deck if the wood itself is rotten. If the structure is the problem, we say so and we do not bury it.
Will the house smell after attic sanitizing?
The treatment has a smell while it is applied. We tell you before we schedule. It is not the cure smell of spray foam, and it is not a promise that every odor in an old Delray house disappears.
Is sanitizing included in insulation removal?
No. Removal, sanitizing, and the new R-38 install are three prices. A dry top-up does not need either of the first two.
