Boca West attic insulation | Cardinal

Boca West is the large club on Glades Road, ZIP 33434. The clubhouse address is 20583 Boca West Drive. From I-95, Glades west about two and a half miles, gate on the right. From the Turnpike, Glades east to the second light, gate on the left. It is condos, villas, and houses, and they are not the same attic. A mid-rise condo with no scuttle is not a blown-in job. A villa with a flat roof over a small cavity may not be either. A single-family house with a vented attic over a flat ceiling is the job this note is about. Say which building you have before the truck is booked.

Blown fiberglass covering an attic floor under wood trusses
The house attic in a club like Boca West, when the building actually has one. A condo stack does not look like this and is not this job.

The houses that do have attics are wide, under tile, and a lot of them still hold the original batts. Those batts have settled. Four inches is about R-9. The code minimum here is R-30. The standard we install is R-38, even across the bay, including the pinch at the eave.

Sealing a ceiling penetration with foam
The top plate and the wire holes, sealed while they can still be reached. After the blow, they are covered for the life of the install.

There is no shop inside Boca West. The Google listing that this work belongs to is east of I-95, not inside the club. A search typed from a house on the west side of the Turnpike is miles from that pin. The page can name the club. It cannot move the pin onto Glades Road.

Air sealing is the part a top-up quote usually skips. Top plates, cans, fans, and the hatch. If the old fill is already deep enough to bury the plates, the seal is only what is still exposed, and the day changes. Say so on the call.

Dry fill is topped. Wet fill, or fill with nests in it, is removed first. A bonus room over a garage, if the roof was closed in, is spray foam on that deck only. The open attic stays blown-in. Two assemblies, two prices.

Depth markers, one per 300 square feet, facing the hatch, in inches. That is how the next person, and the inspector, can see the install without digging a hole in it.

Villas and patio homes inside Boca West are the call that gets booked wrong. Some have a small vented cavity. Some have a flat roof and no place for a hose. A house with a truss attic is the blown-in job. If the building is a condominium stack, there is no attic to insulate and the appointment should not be a blow.

Where a house attic does exist, the original batt is often R-19 in name and far less in the bay, because it was split around wiring and never reached the exterior plate. We count what is lying there, at about R-2.2 per inch if it is settled fiberglass, and we add to R-38. We do not add the label on the old bag to the label on the new bag and call that the R-value.

Measured against the Florida code

The attic numbers, not a brochure

The 2023 Florida Building Code, Energy Conservation, Table R402.1.2 sets a climate zone 1 ceiling at R-30 and a climate zone 2 ceiling at R-38. Cardinal installs R-38 and checks the inches. A Florida page that lists R-49 to R-60, or R-3.2 to R-3.8 per inch for both fiberglass and cellulose, is using a different book. Table R402.4.1.1 says air-permeable insulation shall not be used as the air seal.

Quotes are prepared by Russell Y, a building scientist, BPI certified, and certified to perform blower door testing. When the door is run, the result is air changes per hour at 50 pascals, the method in R402.4.1.2. That section limits new houses in climate zones 1 and 2 to 7 ACH50. An insulation job on an existing house is not automatically that test. We report the number only when we measured it.

Loose fill does not stop air. The holes are sealed first. Two inches of closed-cell foam is an air-seal coat, not a finished attic. We do not quote a dollar amount off the power bill. Ducts in a vented attic stay in the heat. The shop for the Boca listing is 4263 NW 1st Ave.
