Woodfield Hunt Club attic | Cardinal

Woodfield Hunt Club is the other Woodfield. It sits on Jog Road between Yamato Road and Clint Moore Road, ZIP 33434, with two gates on Jog. Equestrian Drive runs through the middle. Saint Andrew's School is across Jog, at 3900 Jog Road. It is not inside Woodfield Country Club. Buying a house here does not require a club membership. There is no Cardinal shop inside either gate.

Even blown fiberglass filling the bays between attic trusses
Even depth between the trusses. On a Hunt Club attic the far bays, past the air handler, have to match the bay by the hatch.

The houses are custom builds from the 1980s, on lots of about a third of an acre to half an acre. The attic walk is longer than a villa in a zero-lot section. Tile roofs, vented ceilings, and original batts that have pulled off the top plates. The thin spot is the eave, not the hatch. Measuring only where you can stand will overstate what the house has.

Foam sealing a ceiling hole before insulation is blown
A penetration sealed before the hose. Larger 1980s attics have a long top plate and a lot of later wiring.

Settled fiberglass is counted at about R-2.2 per inch. A few inches left from the original install is often around R-9. The code floor for this climate is R-30. We install R-38 and check the inches. New blown fiberglass is about R-2.5 per inch. New cellulose is about R-3.6 per inch, and it is the denser product, so the ceiling has to be able to take it. A cracked lid or a long span stays with fiberglass.

Spray foam on the underside of roof rafters
This is a roof-deck job. Hunt Club's open attic is not this picture. A closed-in bonus room is.

The seal is the first hour. On a larger Hunt Club attic the top plate runs a long way, and the wires that were added later punch new holes the original batt never covered. Bath fans that dump into the attic are a hole and a moisture problem. The hatch is the other large leak. A piece of batt tossed on the lid is not a seal.

Baffles stay in the soffit bay before any hose starts. These roofs are wide. Closing the intake to gain two inches of coverage at the edge makes the rest of the attic hotter. The ridge still has to have somewhere for that air to leave.

The Hamptons is a different village, inside the country club, ZIP 33496. Same crew, same R-38, different gate and a different ZIP. Do not book one and mean the other. Gate access is the homeowner's to arrange.

Dry batts stay. We do not tear out a dry 1980s layer to sell a bigger job. Wet insulation and rodent mess come out, and that price is separate. Then the deck is sealed, then the new blow starts.

On a third-acre Hunt Club lot the attic is wide enough that the far corner is a separate bay from the hatch. The air handler and the crossover duct often sit in the middle. Blowing only the near side leaves the bedrooms at the back of the house at the old depth. The marker has to be where the work is, including past the unit.

These roofs are tile over a vented deck. The deck is not the insulation. If a valley has been leaking, the deck is stained and the fill under it is wet. The roof gets fixed first. New insulation on a wet deck is a wet ceiling a month later. We will not blow that attic to hide the stain.

Measured against the Florida code

The attic numbers, not a brochure

The 2023 Florida Building Code, Energy Conservation, Table R402.1.2 sets a climate zone 1 ceiling at R-30 and a climate zone 2 ceiling at R-38. Cardinal installs R-38 and checks the inches. A Florida page that lists R-49 to R-60, or R-3.2 to R-3.8 per inch for both fiberglass and cellulose, is using a different book. Table R402.4.1.1 says air-permeable insulation shall not be used as the air seal.

Quotes are prepared by Russell Y, a building scientist, BPI certified, and certified to perform blower door testing. When the door is run, the result is air changes per hour at 50 pascals, the method in R402.4.1.2. That section limits new houses in climate zones 1 and 2 to 7 ACH50. An insulation job on an existing house is not automatically that test. We report the number only when we measured it.

Loose fill does not stop air. The holes are sealed first. Two inches of closed-cell foam is an air-seal coat, not a finished attic. We do not quote a dollar amount off the power bill. Ducts in a vented attic stay in the heat. The shop for the Boca listing is 4263 NW 1st Ave.

The code in Woodfield Hunt Club

Woodfield Hunt Club is in Palm Beach County. Table R301.1 of the 2023 Florida Building Code, Energy Conservation, lists Palm Beach County as climate zone 1A. Table R402.1.2 sets the zone 1 ceiling minimum at R-30. Woodfield Hunt Club does not publish its own attic R-value. The city enforces the Florida Building Code.

Palm Beach County is not in the High-Velocity Hurricane Zone. That zone is only Miami-Dade and Broward. Parts of the Palm Beach coast are still a wind-borne debris region, which is an opening-protection rule from the wind map, not an insulation number. Section R806.2 of the 2023 Florida Building Code, Residential, sets the net free vent area at 1/150 of the attic. The exception is 1/300 only when 40 to 50 percent of that area is within 3 feet of the ridge and the rest is in the bottom third. Insulation cannot close the soffit. R806.3 requires at least 1 inch at the eave vent.

The county zone is Table R301.1. The Boca Raton worked example, including the vent math, is the building code page. Cardinal still installs a vented attic to R-38 and checks the depth.
